A Step-By-Step Process for our Passive Investors

SIGN UP
The first step to becoming a passive investor in a KP project is to sign up to our investor's list by submitting a form through any of the links on this page
CONNECT
Once you submit your details, we will schedule a call with you to talk about your specific and individual goals, and to allow you to get to know us as sponsors
INVEST
After our call you will be notified of all our future deals. Once you see one you'd like to invest in, you can commit capital as a Limited Partner
CASH FLOW
After a project funds, it's now time to enjoy true passive income! You will receive regular disbursements as we execute the business plan
IT ALL STARTS WITH A PLAN
Our Investing Criteria
Every good investment starts with a solid investment plan. Investing in real estate is no different. To ensure maximum returns for our investors, we stick to rigorous criteria when underwriting any potential project.
Growing Metro Statistical Area (MSA)
The first and most important criterion we look at is the Metro Statistical Area (MSA). We look only for projects in MSA's with positive population growth.
Positive Job Growth
The second criterion we are looking at is the state of the employment market in the area. At minimum, the job growth for the MSA must be positive.
Population of 50,000+
The third criterion we look at is the population itself. We prefer to invest in MSA's with a population of 50,000 or more, as it indicates a solid employment base.
No Red Flags
Just like in a budding relationship, we do not tolerate major red flags when selecting our investments. Red flags range from the property being located in a FEMA flood zone to a high crime index in the area.
Our Asset Type
We primarily invest in "recession resistant" asset classes - mainly self-storage facilities and mobile home or long-term-stay RV parks. We will consider other assets, such as multi-tenant industrial or multifamily apartments, on a case-by-case basis.
Property Upside
Finally, we will begin to underwrite the property itself. We have an extensive checklist for our underwriting process, which can be summed up in two words: value add! We look for ways to add massive value to our projects, thereby catching the most upside for our investors.
